Cast Contracts know that there is no silver bullet to achieving Net Zero Carbon - every building and every client requirement is different, and an approach that has a huge impact in one location may have little elsewhere.

 

The below interventions provide a guide as to what can be implemented across differing levels of operational impact, following assessment of your space.

Services

A data driven approach

Typically, most interventions can be classed by the impact they have operationally. Taking office lighting as an example, 'Optimisation' may be changing the bulbs to a more energy efficient light emitting diode (LED) type bulb. A 'Minor Intervention' could be switching fittings for something more energy efficient with Passive Infrared (PIR) sensing capability. And a major enhancement could be replacing the entire lighting system throughout with a new low energy, smart connected system driven by occupancy and natural light savings.

Optimisation

We can help you understand your building to enable it to be managed better, optimising what you have and avoiding waste. These works can usually be completed with minimal to no impact on tenants.

Minor Interventions

We can assist you in reducing carbon by making small adjustments or additions to what you already have. Full replacement can often be avoided, saving time, money and carbon.

Major Enhancements

We offer a number of interventions to enhance your buildings sustainable credentials including fabric and equipment upgrades, using data to ensure that capex costs provide positive ROI.

Optimisation

The below provides some examples of optimisation interventions that can be suggested to meet your goals, though the list is not exhaustive. Additionally, the building always denotes what is possible - a light touch optimisation in one building may be a major enhancement on another.

BMS Configuration

Improving how your BMS operates has multiple benefits to your building and its users. From the obvious energy and occupant comfort benefits to safety, security and reduced maintenance costs.

The use of blinds provides a solar heat gain solution by controlling the amount of direct sunlight entering the office space, which substantially lowers the cooling load on HVAC systems.

Kitchen appliances are among the high consumers on your floor plate. Swapping out for newer and better performing models will reduce consumption and energy bills.

Smart sensors allow automation based on realtime data. Indoor Air Quality, occupancy and temperature are a few of the data points that can assist in running your space effectively.

Solar heat control window films can reject high levels of solar infrared heat radiation before the light enters the office space.

Minor Interventions

When it comes to what we class as minor interventions, these can have a huge impact. Again, these are not exhaustive and additionally some are not solely focussed on building carbon reduction - for example the green roof is going to contribute to provide urban greening credit to assist in meeting other legislative and regulatory requirements or targeted building certifications.

Rainwater Harvesting

External drainage system and water storage vessels allow rainwater to be collected and utilised for flushing or cooling systems.

Adding a green roof will increase the biodiversity as well as thermal performance of your building. The reduced heat loss will lower energy consumption and regulate temperature in your space.

Harnessing the Sun’s energy to provide electricity to your building and potentially back to the grid - essential to becoming carbon positive.

Adding a secondary layer of protection will not only improve the thermal performance of your windows but reduce external unwanted noise - increasing tenant wellbeing.

By upgrading your fixtures and reducing consumption and in turn waste. The reduced hot water use could also lower overall energy usage.

Major Enhancements

These enhancements can provide game-changing reductions in both embodied and operational carbon but require detailed research, planning and risk mitigation. An example is insulation upgrades - while these support energy reduction and retention of heat, there are moisture and condensation risks which need to be assessed during planning. Cast and our partners have the in-house knowledge to ensure that a high performance fabric can be achieved without negatively affecting other areas.

HVAC Systems Upgrade

Modern systems are far more energy efficient than previous iterations and have increased flexibility to work with internal systems. While their replacement represents an sizeable initial outlay, the cost savings on utilities and maintenance costs of ageing systems is significant.

This solution will reduce the solar gain and in turn the requirement for air conditioning, when temperatures soar. Solar shading also creates more comfortable workspaces close to windows, reducing glare.

Improving window performance by decreasing heat loss and solar gain helps to regulate building temperature and seasonal fluctuations. This reduces heating and cooling requirements, lowering energy consumption.

Increasing the performance of the façade has a large impact on building performance and carbon reduction, not least because of the shear area the façade occupies. A well-insulated building regulates the internal climate and will make your heating and cooling systems work less hard and less of the time.
